Following today's survey results email, we're outlining the timeline for proposed fence changes, particularly for residents planning fence repairs or installations. The HOA Board is researching options to address issues like rotting posts, but any changes require a covenant amendment with an 80% vote at the Annual Meeting (ARTICLE VIII, Section 2), tentatively scheduled for October 2025.

Thank you for participating in our recent online survey about neighborhood fencing. Your feedback helps us address community needs while preserving Woodberry Farms beauty and value. This report summarizes your views on current wood post fences, durability concerns, material preferences, and priorities for potential changes. These insights guide the HOA Board as we prepare for a vote on fencing standards at the Annual Meeting, tentatively scheduled for October 2025. Responses from a significant portion of our community provide a robust representation of opinions. Below are the key outcomes from the nine questions asked.

Outcome: Only 36.3% are satisfied, while 36.8% are dissatisfied and 26.3% are neutral, indicating a need for improved fencing options.

Outcome: Most (65.8%) report issues like rotting posts, highlighting a common challenge. The 18.4% without fences contribute to broader perspectives.

Outcome: A strong 84.2% (65.8% Yes + 18.4% Maybe) support exploring new materials, with only 15.8% uninterested.

Outcome: Metal (32.1%) is most popular, followed by treated wood (22%) and composite (16%), guiding the Board to prioritize these materials.

- Low Maintenance: 28.1%
- Aesthetic Appeal: 15.6%
- Alignment with Neighborhood: 15.6%

Outcome: Durability (37.5%) and low maintenance (28.1%) are top priorities (65.6% combined), with aesthetic appeal and neighborhood alignment (15.6% each) also significant. Cost is less critical (3.13%).
6. Importance of Maintaining a Uniform Aesthetic

Outcome: Most (65.6%) value a uniform aesthetic, with only 15.63% viewing it as unimportant, emphasizing consistent standards.
7. Concerns About Adding New Fence Options (Text Responses)
The 33 responses revealed key themes:
- ·No Concerns (11 responses, 33.3%): Many are open, e.g., âNo,â âwhatever is agreed upon.â
- ·Aesthetic Uniformity (9 responses, 27.3%): Concerns about cohesiveness, e.g., âlack of cohesiveness,â âcheapest option⦠destroy uniformity.â Suggestions include limiting to 2-3 styles.
- ·Opposition to Privacy/Chain Link Fences (5 responses, 15.2%): Resistance to privacy fences (e.g., ânot be allowed⦠take away from the beautyâ) and some chain link dislike.
- ·Cost Concerns (4 responses, 12.1%): Worries about expense, e.g., âstrain on homeowners budget.â Current fence styles will remain an option, so change is not required for those satisfied.
- ·Support for Alternatives (2 responses, 6.1%): Approval for durable options, e.g., âsteel posts (painted black).â
- ·Other Concerns (3 responses, 9.1%): Issues like property values, shared fence disputes, and retaining current fences.
- ·Procedural Misunderstanding (1 response, 3%): Belief amendments need a 2/3 or 3/4 vote; the correct requirement is 80% at the Annual Meeting.
